The Spürfuchs Trial

Clear Steps Toward a Basis for Decision-Making

Creating Clarity in the Early Stages of a Project

Roof extensions offer enormous potential for creating additional living space in existing buildings. In practice, however, many projects fail early on—not because of the planning itself, but due to a lack of clarity during the decision-making phase.

Unclear source data, lengthy review processes, and last-minute changes lead to:

• unnecessary costs

• Delays

• Quality risks

Our Approach: Start Early, Make Informed Decisions

RoofUz deliberately begins before the actual planning phase. Using the Spürfuchs process, we determine early on and with a high degree of certainty which buildings are realistic and economically viable candidates for roof extensions.

Our Services

  • Construction cost calculator roof

Step 1: Get an overview – Identify potential within your existing portfolio

    Online Exam

The first step involves a data-driven initial assessment of individual buildings—efficiently and without an on-site visit.

Based on address data and available information, we analyze whether adding a story to a roof is technically and economically feasible in principle.

    Services

    • Remote Assessment of Economic Feasibility

    • Consideration of fundamental technical and regulatory frameworks

    • Identification of Early Exclusion Criteria

    Result

An initial, reliable assessment of each property—as a basis for deciding which buildings to examine further.

Portfolio Approach - If necessary, the valuation can be applied to multiple properties to establish priorities within a portfolio.

  • Roof potential analysis

Step 2: Verify statements – Evaluate data reliably

    Analysis of Existing Documents

We evaluate existing documents and classify them by subject area:

    • As-built drawings
    • Structural analyses
    • Permitting documents

    On-site property inspection

Inventory records are important—but they are no substitute for reality.

Buildings from the 1950s and 1960s, in particular, often share the same architectural design but can nevertheless differ significantly from one another.

As part of our standardized property inspections, we record the following:

    • Structural conditions
    • Design features
    • Relevant on-site conditions

    Result

A reliable assessment with a reality check—including technical, structural, and logistical evaluations.

  • Preliminary building application Premium

STEP 3: MAKE A CONFIDENT DECISION

Confirm the static situation with certainty

Based on all available data, a preliminary structural analysis will be prepared by an experienced structural engineer.

This addresses the key questions of the project:

    • Is adding a story to a roof generally feasible from a structural standpoint?

    • Are there any risks related to hazardous substances or structural conditions that could significantly affect the renovation or addition process?

The results of the preliminary review, inventory analysis, and structural assessment are compiled and presented in a clear, transparent format to serve as a basis for decision-making.

    Result

    - A reliable yes/no assessment of the roof extension
    - An evaluation of the technical and economic feasibility
    - A concrete recommendation for the next steps

Plan only what really makes sense

The process helps to address uncertainties early on and make clear, comparable, and strategically sound investment decisions regarding the existing portfolio.
